Zech Bau SE and Zech Hochbau AG have been awarded a €459.6 million contract to redevelop the former Thyssen Krupp Schulte site at Waidmannstraße 26 in Hamburg-Altona, one of Germany's most ambitious urban transformation projects. The project, which was commissioned by HOVG Hamburger Objekt Verwaltungs GmbH & Co. KG, is a key component of the city's long-term plan to develop a district that combines work, leisure, sport, and culture.
For the new W26 development, which will be implemented as part of the Kooperative Partnerschaft (KoPa 2) model - a cooperative framework for public-private partnerships - the awarded contract includes specialised planning, construction, maintenance.
The redevelopment will cover roughly 99,500 square metres of gross floor area (BGF) and consist of
Building of a new stadium (Baustein 1)
Making a music venue out of an old industrial hall (Baustein 2)
renovation of buildings already in existence (Baustein 4)
Green spaces and landscaped public areas (Baustein 5)
In order to guarantee sustainable lifecycle management of the site, the contract also includes a 25-year operational and maintenance period after planning and construction are finished.
Under the auspices of the Free and Hanseatic City of Hamburg, the project is led by Landesbetrieb Immobilienmanagement und Grundvermögen (LIG), with legal assistance from Luther Rechtsanwaltsgesellschaft mbH. In order to revitalise post-industrial areas and promote inclusive urban spaces for culture, recreation, and innovation, the redevelopment is in line with Hamburg's larger urban regeneration strategy.
Hamburg hopes to establish a standard for sustainable development and integrated urban design with the W26 initiative. It is anticipated that the site's transformation will create jobs, boost the local economy, and set an example for mixed-use, community-focused city planning.
The multi-phase cooperative model used in the W26 project is intended to guarantee quality and transparency in intricate public infrastructure projects.
GMP International GmbH won the 2023 design and open-space competition for the first phase (KoPa 1), and they are still involved as design partners
Zech Bau SE has been awarded the second phase (KoPa 2), which is focused on construction, operation, and maintenance
The client, who represents the City of Hamburg, is the third partner (KoPa 3)
