- The services to be awarded relate to the turnkey planning and construction of the construction project by a general contractor (hereinafter AN or GUe based on the draft planning (LP3) and the approval planning (LP4) prepared by the client, key details LP5. The special feature of the property is its proximity to an adjacent nature reserve, which is taken into account in the design of the buildings. The construction project consists of three buildings, a rental area of approx. 6,085 m2 in total 97 apartments and 2 commercial units. The heat supply is planned using geothermal energy. a building permit is available. A water permit is also available. The drilling for geothermal energy is already planned and must be carried out by the GUe. According to the sustainability strategy The HOWOGE is currently aiming to achieve an LCA value of 18kg CO2 / m2 WFL per year. For the construction project and the services to be awarded (KG 200-700) there is a cost cap of €2,815.13/m2 of living space (net), with a rental area of approx. 6,085 m2 in total therefore approx. €17,130,066.05 (net) which must be complied with per m2 of living space (net). This cost cap was determined based on a defined investment budget. This investment budget represents the maximum financial resources available for commissioning the GUes and thus the maximum permissible remuneration that can and may be promised and spent for the GUe services to be awarded.
