The subject of the VGV procedure with a solution proposal is the comprehensive modernization of the Munich living district of the angler/ Heimeranstrasse,,Consisting of six coherent buildings from 1901 to 1987 and a joint underground car park. The building stock is located in the inner -city location in the Schwanthalerhoehe conservation area (Flst. 8473/8) with a property area of 2,861 m2. The rear building of Heimeranstrasse68 was listed in 2024, the rest of the inventory has different construction methods and states. Overall, the district encloses a floor area (GF) of approx. 11,900 m2 (above ground approx. 9,150 m2). About 2,820 m2 of floor space from business should be converted.The total living space of approx. 5,880 m2 GF is intended for Munich model rental apartments (MMM) and 40 % for freed -financed rental apartments. The project is one of the pilot projects, the so -called "living laboratories", which are accompanied by the state capital of Munich. There will be threeDifferent living concepts developed; Living and working, starter living and studio apartments. About 3,940 m2 GF must be taken into account for the trade. There is also an extension of approx. 230 m2 GF north side of the property. The free facilities affect the two courtyards, the back yard on the north sideof the property as well as the roof gardens and roofs. The development of the neighborhood was also selected as the pilot project of the "building type_e" of the Bavarian State Government.
