- With the Detmolder Gesellschaft fuer Stadtentwicklung (DGS) in the center of the city center, the city of Detmold is developing a mixed, urban planning project under the name "Hornsches Tor". The project is divided into several usage units on a total of six levels. 1. Project structure - BGF according to the level of use: - basement (UG): approx. 1,580? M2 BGF - warehouse, technology and social areas - ground floor (EG): approx. 1.640? M2 BGF - Large -scale retail (fashion house) - Upper floor (1.960? M2 BGF - retail (fashion store) - Upper floor (2. OG): approx. 1,600? M2 BGF - office and/or practical uses - upper floor (3rd floor) and attic: approx. 400? M2 BGF - Rooftop -Cafe approx. 980? M2 GAB units Technology areas (DG) 2. Parallel construction project - parking garage with underground car park: - The city of Detmold builds a parking garage with parallel to building construction Integrated underground car park in direct connection to the overall project. - total number of places: approx. 335 parking spaces - The parking garage is used for public use as well as the connection of retail and other uses in the property. - The completion of the parking garage has at the same time as the Building construction. 3. Technical-functional features:- Development: three staircases with connection to all levels, barrier-free development via passenger and cargo elevators (use by retail). - TGA/media supply: heat, water and electricity up to the respective Handover points on site, distribution lease side.
