The subject of the VgV procedure is the comprehensive modernization of the Munich residential quarter on Anglerstrasse/Heimeranstrasse, consisting of six connected Buildings from 1901 to 1987 as well as a shared underground car park. The building stock is located in an inner-city location in the Schwanthalerhoehe conservation area (Flst. 8473/8) with a property area of 2,861 m2. The rear building at Heimeranstrasse 68 became a listed building in 2024 the remaining inventory shows different construction methods and conditions. In total, the quarter has a floor area (GF) of approx. 11,900 m2 (approx. 9,150 m2 above ground). Of this, around 2,820 m2 of floor space is to be converted from commercial to residential. The total living space of approx. 60% of 5,880 m2 of floor space is intended for Munich model rental apartments (MMM) and 40% for privately financed rental apartments. The project is one of the pilot projects, the so-called "living laboratories", which are supported by the state capital Munich. There will be three for this different...
